Golf Course Opens April 24 w/ Restrictions & Updates

Valued Members, Customers, Employees, and entire Creeks Family,

Insurance Claim Update:

It has been 9 months and two days since the tornado struck our property. The insurance claim is still open. We have received some payments from our insurance carrier, but it is far less than the amount we turned in for proof of loss.

We are hopeful that this insurance claim will be closed soon. And when the final insurance payments are made, we will spend the money on fixing the property damage. Hopefully, justice prevails, and we receive the necessary funds to fix the damage.

Golf Course Re-Opening Outlook:

Until this insurance claim is closed and we receive full payments due to us, we will be unable to open the golf course to full capacity. Bridges are still compromised for the use of golf carts, the clubhouse, maintenance facility and event barn all need serious repairs. Irrigation damage still needs repair. Equipment still needs to be fixed or replaced. Turf damage, uprooted trees, and cart path damage all still need to be addressed. All these things require a substantial amount of money to repair. Therefore, our future is still very uncertain. This claim is holding up any significant activity to reopen this golf course to full capacities.

COVID-19 Golf Course Temporary Restrictions – The Creeks will OPEN TEMPORARILY:

As you are all probably well aware, Governor Evers has allowed golf courses to re-open starting this Friday, April 24 with limited capacities and specific restrictions (click here for more details).  Ironically, given the time of year and the extremely limited amount of turf maintenance required, The Creeks can open with these very limiting restrictions (closed clubhouse, no F&B, walking only, etc…). However, regardless of when Governor Evers lifts these restrictions, The Creeks at Ivy Acres will be unable to re-open at full capacity until the beforementioned repairs are performed.

Please be aware there are uprooted trees, fallen trees and damage turf areas that will impact playing conditions.  Use caution in and around these areas. There is one bridge that is completely impassable, and it will be roped off. An alternate walking route will be marked out. Other bridges are structurally sound for walking traffic, but weight restrictions have been placed on these bridges until repairs are made.

Use these following guidelines to play The Creeks with RESTRICTIONS:

  1. All play will begin on #10 (Back 9). We are doing this to accommodate those wishing to play only 9 holes. The back 9 is a much more walking friendly 9.
  2. Online tee times are mandatory for access to play the golf course. Anyone on the property without first reserving an online tee time will be trespassing (Click Here to Reserve an Online Tee Time).
  3. Credit Card payments will be required during the online booking procedure. If you are trying to book a foursome, the one person booking the tee time will need to pay for the group in full and playing partners can settle payments personally. Otherwise, each player can book a single tee time slot separately on the same tee time, therefore allowing each player to pay separately.
  4. Due to these extenuating circumstances and a non-staffed temporary business model, we will be unable to accept certificates or coupons. We will still be extending these expiration dates once we return to normal operations.
  5. Volunteer friends and family of The Creeks will be verifying payments with groups during your round. You will be required to produce a receipt. If you are unable to provide proof of payment you will be required to leave the property and we will report you to authorities. You will also be unable to play The Creeks again until paying a $500 fine.
  6. The clubhouse will be closed and off limits. No restrooms will be available on the premise. No staff will be present for phone calls. The limited turf maintenance being performed will be done by volunteers. Please set your expectations accordingly.
  7. Given the expectations being set, we have decided to set our prices accordingly. Walking rates from April 24 through May 25 will be $10 for 9 holes and $20 for 18 holes (tax not included). Rates after Memorial Day are To Be Determined and tee times will be temporarily unavailable after Memorial Day.

Sincerely,

Owners of The Creeks at Ivy Acres

UPDATE – TORNADO RECOVERY STATUS

Valued Members, Customers, Employees and entire Creeks Family,

This correspondence is a follow up to our letter dated August 28, 2019 where we updated you on the status of our golf business as it relates to the EF-1 tornado that damaged our property on July 20, 2019.  Please reference our August 28th letter which is posted on our website here: http://www.golfthecreeks.com/updated-status-tornado-at-the-creeks/.

We are still recovering from this tornado which left in its wake hundreds of thousands of dollars and damages.  To make matters worse, we had a dispute with our property insurance carrier and, as a result, were left no choice than to file suit against our carrier for breach of the insurance contract.  In the meantime, we are doing our best with the little money that we received to make urgent storm damage repairs.  That said, the lack of course revenue since the storm and the disappointing situation with our insurance company has forced our business to the brink of insolvency.

Please understand that as owners, we are doing everything in our power to avoid bankruptcy so our business can survive.  We understand that these events have caused you further interruption in your ability to support The Creeks with your golfing and leisurely activities and has also brought many of you great concern over the future of our business.  This concern is warranted but please understand that our goals are unchanged.  We do have concern over the timeline of how this lawsuit affects our ability to remain a golf course.  Once May 2020 is here, the golf course will require significant continual maintenance, regardless of whether the golf course is open to golfers.  This will require us to replace a damaged cart fleet, buildings, maintenance equipment and irrigation system.  It will also require the ability to afford the necessary maintenance payroll.  We are unable to fund these fixes and this labor with business capital and therefore, we rely on the insurance money to fund these endeavors, which are rightfully covered under our insurance policy.  Hopefully a settlement will be quickly forthcoming.  If this lawsuit takes longer, we owners, are exploring all options to fund these necessary fixes until the lawsuit is settled.

At a best-case scenario, it seems very unlikely that we will be able to open the golf course before mid-summer.  However, it is too early to say with any certainty if and when the course will reopen.  When this insurance matter is finally settled, we will do everything in our power to do right by our loyal patrons!

Bill Verbrick will field questions related to these matters on behalf of the owners of The Creeks at Ivy Acres.  Please understand there isn’t much more to say than what has been said in this letter.  He can be best reached via email at bverbrick@golfthecreeks.com

Sincerely,

The ownership group

Updated Status – Tornado at The Creeks

Members and guests of The Creeks at Ivy Acres, we are still recovering from the aftermath of the tornado that struck the course on July 20th and want to give you an update on the cleanup.  As I am sure you have all noticed, regular communication with our players has been limited as we negotiated the incredibly difficult insurance claim process.  Our frustration with the process and the detrimental effect of the delay is beyond description.  This update comes to you 36 days after the Tornado devastated our property.  As of today, we are still waiting for our insurance company to finish its evaluation of the loss and issue payment for the repairs.  In an effort to keep the grass alive and the cleanup moving forward, management has personally invested over $50,000 to meet continuing payroll and overhead costs that don’t stop just because the business is temporarily closed.

That said, we are confident that there is money on the way to piece this mess back together, and want to give you a brief update on the following:

Goals for Re-Opening:

It is incredibly bothersome to read some of the emails, social media comments and hear voicemails from our customers that are suggesting these delays of opening are due to the owners’ unwillingness to open.  Nothing could be further from the truth.  None of us invested in this business for short-term gains, as we had and continue to have a long-term vision to make Ivy Acres a place for great conditions, challenging play, and exceptional customer service.  Prior to the tornado striking the property, The Creeks had never been stronger.  We completed our event barn two weeks earlier, and we finally had events booked for this late summer/fall as well as many events for next year. This business was consistently improving, and the event barn was the “shot in the arm” that the property has been missing since the day the course opened back in 2001.  That said, we are preparing to rebuild the event barn as well as the other buildings that were damaged or destroyed by the storm and are confident in our ability to return The Creeks to better condition than it was prior to the storm.

While we did purchase adequate insurance coverage for lost business revenue, it will impossible for us to fully recover from the insurance company all of the losses incurred from this tornado.  The longer the course stays closed, the harder it is for us to cover the expenses that continue to accrue each day that we are not able to open.  Rest assured that our goal is to reopen the golf course and supporting businesses as soon as possible!  We will not, however, make irresponsible short-term poor business decisions to provide a “quick fix” to our members and guest who deserve much more.  We plan to, once the insurance claim is resolved, reimburse the membership for lost access to the course for prepaid membership fees cut short by the storm.

Building Repair:

We cannot start to repair the buildings until the 3rd party engineers retained by our insurance company determines what repairs are necessary to ensure that each building is safe for the public.  There is still a strong possibility that some buildings will need to be demolished, but this will be done concurrently with the repairs.  Once we receive the engineers’ reports, for which we have been waiting over two weeks, we hope to obtain payment from the insurance company that will permit us to initiate repairs.  In addition to the buildings, we have golf course equipment that has been totaled, and our maintenance shop is completely leveled to the ground.  As for the buildings themselves, the maintenance shop is the most important place on the golf course that you have never seen, and it most likely needs to be completely torn down and rebuilt.  The event barn is missing a roof.  The clubhouse, at minimum, needs a new ceiling and all new insulation.  Our pump house and storage unit need new roofs.  It is a lot of work, but we have a plan ready to make the repairs as soon as we receive the needed funds from our insurance company.

Tree Cleanup:

We had numerous people contributing to tree cleanup the day after the storm to get the course open as soon as possible.  These efforts were heartwarming and encouraging but they created more hardship for the employees and owners.  This work was to be paid for by the insurance company, yet no payment has been made.  The owners have floated numerous payments for payroll and overhead to mitigate further damage!

Irrigation Damage:

The golf course has a complex irrigation system that was installed back in 2001 for $1.1 Million.  This isn’t a backyard sprinkler system, as it is controlled by a network of satellite towers, control stations, and computer software programs all of which were damaged by the storm.  To make matters worse, the tornado damaged our central control system which terminated our ability to automatically water the course at night.  This means that we have employees hand watering the course every day until the irrigation system is repaired.  As you can imagine, during the dry end of summer this is back breaking, labor-intensive work that makes this situation even worse.  The owners have had to cover these labor costs in order to mitigate further loss.

Equipment Damage:

The golf cart fleet suffered severe damage.  Less than half of our cart fleet is in working condition right now.  Roofs have been ripped off, wind shields have been damaged, and both beverage carts are totaled.  Our range picker was thrown over 200 yards and is also totaled.  We plan on replacing this equipment as soon as the insurance company cuts a check for their replacement.

Going Forward:

In short, if we opened tomorrow, it would be with half of a broken golf cart fleet, no beverage carts, no range picker, half of the necessary maintenance equipment to appropriately maintain the golf course for decent playing conditions, no money to pay the staff, no clubhouse to serve food and drinks, no event barn to host outings, a broken irrigation system that requires hand watering in the middle of the day.  We sincerely appreciate those of you who have been patient and supportive with us through this process.  Once we complete the repairs, we fully intend on showering you with thanks and appreciation.  You are the heart and soul behind The Creeks!  Thank you!

Sincerely,

The ownership group
